This Privacy Policy explains how HomeZee collects, uses, discloses, retains, and protects personal information when you use our website, account features, Zee Report workflows, support channels, and related services.

HomeZee is based in the United States and currently focuses on South Florida property markets. If you use HomeZee from outside the United States, you understand that your information may be processed in the United States.

We collect information in the following categories:

• Contact and account details, such as name, email address, password credentials, phone number, account type, profession, company, and job title
• Registration and attribution details, such as referral source and UTM campaign parameters
• Authentication and session data, including secure session cookies and related security signals
• Property workflow details, such as addresses, unit numbers, city, state, ZIP code, Google Places identifiers, formatted addresses, latitude/longitude, property attributes, condition ratings, renovation notes, guided questionnaire answers, and text descriptions
• Uploaded property photos and related image metadata, thumbnails, analysis results, detected property features, and user-selected or removed photo identifiers
• Generated report data, including valuation estimates, comparable-sales context, report diagnostics, feedback, and saved appraisal history
• Lead request details, such as requested service type, timeframe, contact details, property address, message, submission status, and related report identifier
• Support, privacy, security, and feedback messages you send to HomeZee
• Technical and diagnostic data, such as device/browser information, request metadata, log data, error traces, and performance signals

We collect information directly from you, from your use of HomeZee, from address lookup and mapping tools, from property and market data sources, and from service providers that support core product operations.

We use personal information to:

• Operate, personalize, secure, and improve HomeZee
• Create and manage accounts, authentication, guest sessions, and saved reports
• Resolve addresses, check service-area coverage, and retrieve property and market context
• Analyze submitted photos, text, and property details to generate AI-assisted report outputs
• Show, save, restore, troubleshoot, and improve Zee Reports and related workflows
• Process support, privacy, security, account, and feedback requests
• Route optional lead requests to HomeZee administrators or matched service providers when you submit those requests
• Send transactional, security, product, policy, and requested provider-connection communications
• Detect, investigate, and prevent abuse, fraud, unauthorized access, and technical issues
• Comply with legal obligations and enforce our Terms of Use

We may disclose information to vendors and service providers that help us operate HomeZee, such as hosting, cloud storage, authentication, security, mapping and address lookup, property and market data, AI and data processing, communications, analytics, monitoring, and customer support providers.

If you submit a provider or lead request, we may share the contact, property, report, service-interest, timeframe, and message details needed to route and respond to that request. Providers may use that information to contact you about the service you requested.

We may also disclose information when required by law, regulation, subpoena, court order, or other valid legal process; to protect rights, safety, security, or platform integrity; in connection with a merger, financing, acquisition, reorganization, or sale of assets; or with your direction or consent.

As of the effective date above, HomeZee does not sell personal information for money and does not share personal information for cross-context behavioral advertising. If that changes, we will update this policy and provide required notices and choices.

HomeZee uses cookies, local storage, and similar technologies for authentication, session continuity, guest appraisal handoff, security, preferences, diagnostics, and core site functionality. Google Maps and address lookup features may also load scripts or process technical signals needed to provide address autocomplete and map-related services.

You can control cookies and storage through your browser settings. Blocking required cookies or storage may prevent login, report generation, guest report recovery, or other core functions from working.

Property photos can reveal personal, household, location, or other sensitive information. Please upload only property-related photos that you have permission to share, and avoid uploading people, minors, identity documents, financial documents, medical information, or unrelated private materials.

We retain personal information for as long as reasonably necessary to provide HomeZee, maintain accounts and reports, support guest-to-account handoff, preserve security and audit records, respond to requests, resolve disputes, comply with legal obligations, enforce our Terms, and improve platform quality. Retention periods vary by data type and purpose.

When information is no longer needed, we delete, aggregate, or de-identify it according to our operational controls and legal requirements.

Depending on where you live and the law that applies, you may have rights to request access to, correction of, deletion of, or export of certain personal information. You may also ask for more information about the categories of personal information we collect, use, disclose, or retain.

We may need to verify your identity before completing a request. Some requests may be limited by legal, security, fraud-prevention, transactional, or technical requirements. We will not discriminate against you for exercising privacy rights provided by applicable law.

You can opt out of marketing communications by using the unsubscribe mechanism in those messages or by contacting us. Transactional, security, account, report, and requested provider-connection communications may still be sent.

No internet service is completely secure. If you believe your account or information may be compromised, contact us promptly.

HomeZee is not intended for children under 13, and we do not knowingly collect personal information from children under 13. If you believe a child has provided personal information to HomeZee, contact us so we can review and take appropriate action.

We may update this Privacy Policy to reflect product, legal, security, or operational changes. Updated versions will be posted on this page with a revised effective date.
